Fix and flip and bridge loans

Both are short-term loans for investors. They help when timing matters: a distressed property that needs work, or a deal that has to close fast.

Fix and flip

Short-term financing to buy a property and renovate it, with fast closings for distressed properties. Experience helps but isn't required.

Under Lexington's general guidelines: a credit score of 650 or higher, and a scope of work with a rehab budget.

Bridge loans

A bridge loan is also short-term, with fast closings for time-sensitive deals, and it's approved mainly on the property.

Under Lexington's general guidelines: a credit score of 650 or higher, and equity or assets to back the loan.

What to look at before you sign

Because they're short-term, you need a clear plan to get out of the loan: sell the property or refinance it. Run the numbers first, with room for surprises in the work. Lexington Capital shows you the terms and costs before you decide.

The truth: every deal should work on paper first. If the numbers don't work with room for surprises, it's better to wait for the next one.
